Ordinance 120 Amendment to Comprehensive Zoning Ord. #20 ORDINANCE N0. 120-1465 AN ORDINANCE OF THE VILLAGE OF NORTH PALM BEACH, FLORIDA, AMENDING ORDINANCE N0. 20 AS e HERETOFORE AMENDED, SAME BEING THE COMPREHENSIVE ZONING ORDINANCE OF THE SAID VILLAGE, BY REMOVING CERTAIN PROPERTY FROM THE R-1 SINGLE FAMILY DWELLING DISTRICT AND RECLASSIFYING PART OF SAID PROPERTY AS C-1-A LIMITED COMMERCIAL DISTRICT AND PART OF SAID PROPERTY AS C-I NEIGHBORHOOD COMMERCIAL DISTRICT BY DIRECTING THE VILLAGE CLERK TO BRING THE OFFICIAL ZONING MAP UP TO DATE: BY PROVIDING FOR THE REPEAL OF ORDINANCES IN CONFLICT HEREWITH AND FOR DTBER PURPOSES, ~ ~ ~ # BE IT ORDAINED BY THE VILLAGE COUNCIL OF NORTH PALM BEACH, FLORIDA, that: Section 1. Ordinance No. 20, as amended, be, and the same is hereby, further amended as follows: The following described property is hereby removed from the zoning classification of R-1 Single Family Dwelling District: A tract of land in Lots 3 and 4 0£ a subdivision o£ Government Lot 8, Section 4, Town- ship 42 South, Range 43 East, Palm Beach County, Florida, according to the plat thereof, recorded in Plat Book 18, Page 4, Public Records of Palm Beach County, Florida, said tract of land being more particularly described as follows: Begin at the point of intersection of the North right-of-way line of McLaren Road with the East right-of-way line of Ellison-Wilson Road, said point being the Southwest corner of Lot 3; thence run N.3°04'10"W. along the East right-of-way line of Ellison-Wilson Road 303.89 feet to the Northwest corner of the said Lot 3; thence run 5.89°54'55"E., along the North line o£ Lot 3 and continue along the North line of Lot 4, 693.61 feet; thence run South 130,0 feet; thence run N.84°54'55"W „ 100.0 feet to a point in the West line of Lot 4,172.53 feet to a point in the North right-of-way line'of McLaren Road; thence run West along the North right-of-way Line of McLaren Road, 210.0 feet; thence run North 152.84 feet; thence run N.89°54'55"W., 157.33 feet; thence run South 153.06 feet to a point in the North right-of-way line of McLaren Road; thence run West 210.0 feet to the point of beginning. Said land shall henceforth be classified C-1-A Limited Commercial District. The following described land is hereby removed from the zoning classification of H-1 Single Family Dwelling District: Beginning at the Quarter Section corner in the south line of Section 17, Township 42 South, Range 43 East, Palm Beach County, Florida; thence northerly along the north-south Quarter Section line of said Seetion 17, a distance of 221.26 feet to its intersection with the westerly extension of the south line of Fairhaven addition to Village of North Palm Beach, according to the plat thereof recorded in Plat Book 27, Page 90; thence easterly along the south line o£ said Fairhaven Addition, a distance of 996.13 feet to a point in the west line of Block 36, Village of North Palm Beach, Plat No. 3, recorded in Plat Book 25, Pages 175 and 176; thence southerly along said west line of Block 36 and its southerly extension, a distance of 220.92 feet to a point in the south line of ' said Section 17; thence westerly along the south line of said Section 17, a distance of 996.17 feet to the Point of Beginning. Said land shall henceforth be classified C-1 Neighborhood Commercial District. Section 2. The Village Clerk is hereby authorized and directed to reflect upon the official zoning map by hatching or other appropriate means of designation, the changes in zoning ' classification effected under this amending ordinance. n ~J ORDINANCE N0. lzo-65 Page -2- Section 3.
