ROLL CALL
Mayor Gebbia called the meeting to order at 8:53 p.m. All members of Council were present,
except Councilmember Mullinix, who was out of town. All members of staff were present.
NORTH PALM BEACH COUNTRY CLUB CLUBHOUSE AND FACILITIES
Architect Brian Idle, Peacock + Lewis, gave a presentation on the Clubhouse and facilities:
• Recap of the actions taken to date;
• Fee breakdown (expenses incurred to date and costs for Steps 3 -6);
• Market study and research for Food & Beverage (A La Carte and Banquet), and Golf;
• Overview of potential revenue for Food & Beverage (A La Carte and Banquet), and Golf;
• Summary of level of investment supported by Golf and F &B /Banquet net revenues;
• Projected development costs for temporary facilities;
Summary of projected maximum costs for the clubhouse, including all amenities
proposed during public meetings, Village survey, and interviews conducted by the
Treasure Coast Regional Planning Council; and
Summary of warranted investment range.
Brief discussion ensued regarding 1) a separate building for the swim, fitness, and snack bar
operations, and 2) food and beverage operations and comparables.
Mr. Kelly announced that the scope of work for the clubhouse and facilities would be discussed
further during a Special Workshop at 7:00 p.m. on Wednesday, February 10, 2016 and at the
Workshop Session immediately following the Regular Session on Thursday, February 11, 2016.
The Council requested additional information for its Special Workshop meeting on February 10, 2016,
to include an analysis of the return on interest for the banquet space, the cost to include a
basement for cart storage, and the construction costs for other are clubhouse facilities cost.
Mr. Kelly explained the Treasure Coast Regional Planning Council charrette schedule.

There being no further business to come before the Council, the meeting was adjourned at 9:56 p.m.
