ORDINANCE NO. 04-95
AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF NORTH PALM
BEACH, FLORIDA, REZONING A PARCEL OF LAND APPROXIMATELY 1.5 ACRES
LOCATED AT 11709 U.S. HIGHWAY ONE WITHIN THE VILLAGE AND MORE
PARTICULARLY DESCRIBED IN EXHIBIT "A" ATTACHED HERETO AND MADE A
PART HEREOF FROM PALM BEACH COUNTY ZONING DISTRICT CG, GENERAL
COMMERCIAL, TO C-1, NEIGHBORHOOD COMMERCIAL DISTRICT; PROVIDING FOR
THE REPEAL OF ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT
HEREWITH; AND, PROVIDING FOR AN EFFECTIVE DATE.
' BE IT ORDAINED BY THE VILLAGE COUNCIL OF NORTH PALM BEACH,
FLORIDA:
Section 1. The Village Council of the Village of North
Palm Beach, Florida, does hereby rezone a parcel of land of
approximately 1.5 acres located at 11709 U.S. Highway One within
the Village and more particularly described in Exhibit "A" attached
and made a part hereof from Palm Beach County Zoning District CG,
General Commercial, to C-1, Neighborhood Commercial District.
Section 2. All Ordinances or parts of Ordinances in
conflict herewith are hereby repealed.
Section 3. This Ordinance shall take effect upon the
Village of North Palm Beach adopting a comprehensive plan amendment
that includes the real property described in Exhibit "A" attached.

Begin at the Northeast corner of Lot 5, according to the Plat of subdivision of Government
Lot 8, Section 4, Township 42 South, Range 43 East, as recorded in Plat Book 18, Page
4, in and for the records of Palm Beach County, Florida; Thence N 89° 47' 58" W along
the North line of said Lot 5, a distance of 250.12 feet to a point: Thence Southerly, at
right angles bearing South 0° 12' 02" West, a distance of 74.91 feet; Thence South 23°
47' 30" East, a distance of 200.65 feet; Thence South 89° 54' 40" East, a distance of
283.22 feet to a point in the East line of said Lot 5; Thence North 23° 47' 30" West along
said East line of said Lot 5, a distance of 282.04 feet to the Point of Beginning.
