YECKES, ARCHJTEC,T; CONSISTING OF ON F. (1) COVER SHEET ENTITLED "OVERALL SITE PLAN OF PUD" (UNDATED) AND SIX (6) SHEETS ENTITLED "HARBOUR POINT TOWNHOMES" PREPARED RY STEPHAN A. YECKES, ARCHITECT, DATED JUNE 20, ].994, ATTACHED AND MADE A PART HEREOF; PROVIDING FOR RETENTION OF TEN (10) PARKING SPACES WITHIN PARCEL "A" AS SET FORTH ON PUD EXHIBITS NOW ON FILE WITH THE VILLAGE; PROVIDING FOR CONVERSION OF SEVEN (7) COMMF.RCIAi, BOAT SLIPS WHICH ABUT PARCEL "A" TO ' PRIVATE SLIPS TO BE OWNED AND MAINTAINED BY THF. OWNERS OF PARCEL, A; PROVIDING FOR SPF.CIAI~ CONDITIONS; PROVIDING FOR THE REPEAL OF AL,L~ ORDINANCES OR PARTS OF ORDINANCES IN CONFi.JCT HF,REWITH; AND PROVIDING FOR AN EFFECTIVE DATE. BF. IT ORDAINED BY THE VILLAGE COUNCIL OF THE VILLAGE OF NORTH PALM BEACH, FLORIDA: Section 1. The Village Council of the Village of North Palm Beach, Florida, does hereby amend Ordinance No. F-94 which created a Planned Unit Development known as "Harbour Point Marina" by approving the development of seven (7) townhomes on ]..083 acres designated as Parcel "A" in accordance with that certain plan prepared by Stephan R. Yeckes, architect, consi.s.ting of one (1) cover sheet entitled "Overall Site Plan of PUD" (undatedl and six ' (5) sheets entitled "Harbour Point Townhomes" prepared by Stephan A. Yeckes, architer.ti, dated June 20, 1.994, attached and made a part ' hereof. The ten (10) parking spares within Parc.e] "A" as set. forth on PUD exhibits on file with the Village of North Palm Beach shall be retained. Section 2. The Village Council of the Village of North Palm Beach, Florida, does further amend Ordinance No. 6-94 to provide for the conversion of seven (7) commercial boat slips which abut Parcel "A" t.o private slips to be owned and maintained by the owners of Parcel. "A" Section 3,_ The following special conditions are to be complied with by the developer: A. A five (5) foot public sidewalk shall be constructed on Monet Road contiguous to Parcel D; and ' B. The ten (10) commercial parking spaces are to be constructed concurrently with the improvement and development of Parcel "A" C. There shall be no leasing of private slips or dockage rights to any person except the owner thereof, and no person shall be permitted to use the slip or dockage rights except the owner of the particular lot, tract. or portion of tract abutting the docking tract. No ]ivaboards shall be allowed in any slip or dock tract appurtenant to any residential lot, tract. or portion of tract.. No business sha]] he operated from any docking tract appurtenant to a residential lot or tract. The restrictions contained herein shall he set forth in the master declaration of covenants and 1 -2- ' restrictions and recorded in the Public Records of Palm Rear.h Cotmty, Florida. Section 4__ Al] Ordinances or parts of Ordinances in conflir.t herewith are hereby repealed. Section 5. This Ordinance shall take effect immediately upon passage.
