ORDER ON SPECIAL EXCEPTION APPLICATION
Applicant: Nautical Venture Group, Inc.
Owner: George H. Lott, Jr. Holdings, LLC and John R. Loft Holdings, LLC
Property Location: 631 Northlake Boulevard, North Palm Beach, FL 33408 ("Property")
Legal Description: Lot 16, Bock 37, Village of North Palm Beach Plat No. 3 as recorded
in Plat Book 25, Page 175 of the public records of Palm Beach
County together with a triangular portion of Lot 15 (PCN: 68-43-42-
16-04-037-0152)
Request: Special Exception Use approval for vehicle sales or repair and
accompanying Site Plan and Appearance Review application for
landscaping, parking, and signage improvements.
THIS MATTER came before the Village Council for public hearing on August 31,
2026. After considering the testimony and other evidence presented by the Applicant,
Village Staff, members of the public and other interested persons during the course of a
noticed quasi-judicial proceeding, the Village Council, having considered the
recommendation of the Planning, Zoning and Adjustment Board and accompanying Site
Plan and Appearance Review application and otherwise being duly advised, hereby
makes the following findings of fact:
1. The public hearing was properly noticed in accordance with Section 21-3 of
the Village Code of Ordinances.
2. Applicant's request meets the requirements for special exception approval
set forth in Section 45-16.2(b) of the Village Code of Ordinances.
Based on the foregoing findings of fact, it is ORDERED and ADJUDGED by the
Village Council that Applicant's request for the Special Exception Use of vehicle sales or
repair on the Property is hereby APPROVED subject to the following conditions:
The Special Exception Use shall be specific to the proposed application for
marine -related use and shall be limited to watercraft and accessory sales
and displays only. No repairs shall be permitted.
2. The Property shall be developed in accordance with the following
documents and plans on file with the Community Development Department:

B. Site Plan last revised on July 6, 2026 prepared by 2GHO (SP -1)
C. Site Alterations Plan last revised on July 6, 2026 prepared by 2GHO
(SP -1.1)
D. Landscape Development Plan last revised on July 6, 2026 (LP -1 and
LP -2)
E. Statement of Use last revised on July 6, 2026
