ORDINANCE No. 32-96
AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF
NORTH PALM BEACH, FLORIDA, REZONING A PARCEL OF LAND
APPROXIMATELY 6_37ACRE5 LOCATED EAST OF PROSPERITY FARMS
ROAD, NORTH OF MONET ROAD AND WEST OF THE INTRACOASTAL
WATERWAY WITHIN THE VILLAGE AND MORE PARTICULARLY
DESCRIBED IN EXHIBIT "A" ATTACHED HERETO AND MADE A PART
HEREOF FROM R-1, SINGLE FAMILY DWELLING DISTRICT, TO R-3,
APARTMENT DWELLING DISTRICT; PROVIDING FOR THE REPEAL OF
ALL ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT
HEREWITH; AND, PROVIDING FOR AN EFFECTIVE DATE.

BE IT ORDAINED BY THE VILLAGE COUNCIL OF NORTH PALM BEACH,
FLORIDA:
Section 1. The Village Council of the Village of North
Palm Beach, Florida, does hereby rezone a parcel of land of
approximately 6.37 acres located East of Prosperity Farms Road,
North of Monet Road and West of the Intracoastal Waterway within
the Village and more particularly described in Exhibit "A" attached
and made a part hereof from R-1, Single Family Dwelling District,
to R-3, Apartment Dwelling District.
Section 2. All Ordinances or parts of Ordinances in
conflict herewith are hereby repealed.
Section 3. This Ordinance shall take effect immediately
• upon passage.

A parcel of land lying Tn the southwest quarter of the southeast
quarter of Section 5. Township 42 South. Range 43 East, Palm Beach
County, Florida, more particularly described as follows:
Commencing at the southwest corner of the said southwest quarter:
thence South 88°34'32" East. along the South line of the sold southwest
quarter lthe South line is assumed to bear South 88°34'32" East and all
other bearings stated herein are relative thereto). a distance of
672.68 feet to the southwest corner of the southeast quarter of the
said southwest quarter and the POINT OF BEGINNING of the hereinafter
described parcel: thence North 00°14'53" East. along the West ITne of
the said southeast quarter of the southwest quarter. a d/stance of
335.48 fast to the southeast corner of the northeast quarter of the
southwest quarter of the sold southwest quarter: thence North
88°36'45" West, along the South ITne of the said northeast quarter of
the southwest quarter of the southwest quarter, a distance of 334.74
feet to the southwest corner of the northeast quarter of the southwest
quarter of the said southwest quarter: thence North 00°31'15" East,
along the West line of the sold northeast quarter of the southwest
quarter of the southwest quarter. a distance of 165.72 feet to the
southeast corner of the North 169.50 feet of the West one-half
of the southwest quarter of the sold southwest quarter; thence
North 88°39'00" West. along the said South line of the North 169.50
feet. a distance of 193.77 feet to the East right-of-way line of Prosperity
Farms Road as described in Deed Book 877, Page 439. Public Records

said right-of-way ITne. a distance of 169.52 feet to a point on the

AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF
NORTH PALM BEACH, FLORIDA, CREATING A PLANNED UNIT
DEVELOPMENT KNOWN AS "PROSPERITY HARBOR NORTH" UPON THOSE
CERTAIN LANDS COMPRISING 35.72 ACRES, MORE OR LESS,
LOCATED WITHIN THE VILLAGE AND MORE PARTICULARLY
DESCRIBED IN EXHIBIT "A" ATTACHED AND MADE A PART HEREOF;
SAID LANDS TO BE DEVELOPED IN ACCORDANCE WITH THE PLANS
AND SPECIFICATIONS AS SET FORTH IN THE INDEX ATTACHED
HERETO AS COMPOSITE EXHIBIT "B" AND WHICH PLANS AND
SPECIFICATIONS ARE EXPRESSLY MADE A PART HEREOF;
