AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF NORTH PALM
I3EACH, FLORIDA, REZONING A PARCEL OF LAND APPROXIMATELY 2.29 ACRES
LOCATED WEST OF THE INTRACOASTAL WATERWAY AND NORTH OF HARBOR
POINT MARINA WITHIN THE VILLAGE AND MORE PARTICULARLY DESCRIBED IN
EXHII3IT "A" ATTACHED HERETO AND MADE A PART HEREOF FROM PALM BEACH
COUNTY ZONING DISTRICT IL, LIGHT INDUSTRIAL DISTRICT, TO R-1, SINGLE
FAMILY DWELLING DISTRICT; PROVIDING FOR THE REPEAL OF ALL ORDINANCES
OR PARTS OF ORDINANCES IN CONFLICT HEREWITH; AND, PROVIDING FOR AN
EFFECTIVE DATE.
13E IT ORDAINED BY THE VILLAGE COUNCIL OF NORTH PALM BEACH,
FLORIDA:
Section 1. The Village Council of the Village of North Palm Beach, Florida, does
hereby rezone a parcel of land of approximately 2.29 acres located West of the Intracoastal
Waterway and North of Harbor Point Marina within the Village and more particularly described
in Exhibit "A" attached and made a part hereof from Palm Beach County Zoning District IL,
I,ight Industrial District, to, R-1, Single Family Dwelling District.
Section 2. All Ordinances or parts of Ordinances in conflict herewith are hereby
repealed.
Section 3. This Ordinance shall take effect upon the Village of North Palm Beach
adopting a comprehensive plan amendment that includes the real property described in Exhibit
"A" attached.

EXHIBIT "A"
A parcel of land lying in the southeast quarter of Section 5, Township 42 South, Range 43
East, Palm Beach County, Florida, more particularly described as follows:
Commencing at the southwest comer of the southeast quarter of said Section 5; thence South
88.34'32" East along the South line of the southeast quarter (the South line of the southeast
quarter is taken to bear South 88°34'32" East and all other bearings stated herein are relative
thereto) a distance of 841.10 feet to the East line of the West half of the West half of the
southeast quarter of the southwest quarter of the southeast quarter of said Section 5,; thence
North 00°06'53" East along said East line and along the West line of the Plat of Harbour
Point Marina, recorded in Plat Book 73, Pages 99 and 100, Public Records of Patin Beach
County, Florida, a distance of 671.39 fret to the northwest comer of said plat; thence South
88°37159" East along the North line of said plat a distance of 499.75 feet to the most
northeasterly corner of said plat and the POINT OF BEGINNING of the hereinafter
described parcel; thence continue South 88°3T59" East along the North line of the South half
of the southeast quarter of the southeast quarter of said Section 5 a distance of 594:98 feet
to a point of intersection with the West right-of-way line of the Intracoastal Waterway as
shown on the Amended Plat of Section 5-42-43 of the Intracoastal Waterway, as recorded
in Plat Book 17, Page 29, Public Records of Palm Beach County, Florida; thence South
07°20'49" East along said tight -of -way line a distance of 166.93 feet to a point on the South
line of the North 165.00 feet of the South half of the southeast quarter of the southeast
quarter of said Section 5; thence North 88°3759" West along said South line a distance of
615.50 feet to the southwest comer of the North 165.00 feet of the South half of the
southeast quarter of the southeast quarter of said Section 5, said point lying on the East line
of said Plat of Harbour Point Marina; thence North 00° 17'1S" West along said plat line and
the West line of the North 165.00 feet of the South hall of the southeast quarter of the
southeast quarter of said Section 5 a distance of 165.07 feet to the POINT OF BEGINNING.
