ORDINANCE NO. 17-96
AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF
NORTH PALM BEACH, FLORIDA, REZONING A PARCEL OF LAND
APPROXIMATELY 29.8 ACRES LOCATED IMMEDIATELY SOUTH OF
MONET ROAD, NORTH OF GARDEN LANE, WEST OF INTRACOASTAL
WATERWAY, AND EAST OF PROSPERITY FARMS ROAD WITHIN THE
VILLAGE AND MORE PARTICULARLY DESCRIBED IN EXHIBIT "A"
ATTACHED HERETO AND MADE A PART HEREOF FROM R-2
MULTIPLE -FAMILY DWELLING DISTRICT TO R-3 APARTMENT
DWELLING DISTRICT; PROVIDING FOR THE REPEAL OF ALL
ORDINANCES OR PARTS OF ORDINANCES IN CONFLICT HEREWITH;
AND, PROVIDING FOR AN EFFECTIVE DATE.
I3E IT ORDAINED BY THE VILLAGE COUNCIL OF NORTH PALM BEACH,
FLORI DA:
Section 1. The Village Council of the Village of North Palm Beach does
hereby rezone a 29.8 acre parcel of land located immediately south of Monet Road,
North of Garden Lane, West of Intracoastal Waterway, and east of' Prosperity
Farms Road within the Village and more particularly described in Exhibit "A"
attached hereto and made part hereof from R-2 Multiple -Family Dwelling District
to R-3 Apartment Dwelling District.
Section 2. All Ordinances or parts of Ordinances in conflict herewith are
hereby repealed.
Section 3. This Ordinance shall take effect immediately upon passage.

A parcel of land in the Northeast quarter (NE 1/4) of Section 8, Township 42
South, Range 43 East, Palm Beach County, Florida, more particularly described
follows:
BEGINNING at the Northwest corner of the Northeast quarter (NE 1/4) of the
Northwest quarter (NW 1/4) of the Northeast quarter (NE 1/4) of Section 8,
Township 42 South, Range 43 East, thence Southerly along the Westerly line of
said Northeast quarter (NE 1/4) of the Northwest quarter of the Northeast
quarter a distance of 668.32 feet to the Southwest corner thereof; thence Easterly
along the Southerly line of the North half of the North half of the Northeast
quarter of said Section 8, a distance of 1521.45 feet to its intersection, with the
Westerly right of way line of the Intracoastal Waterway; thence Northwesterly
along said Westerly right of way line which makes an angle with the preceding
course, measured from West to Northwest of 65 degrees 29'03" a distance of
596.28 feet to an angle point; thence Northerly along said Westerly right of way
line, making an angle of deflection to the East of 19 degrees 48'27" a distance of
127.82 feet to its intersection with the Northerly line of said Section 8; thence
Westerly along the Northerly line of said Section 8, a distance of 1255.46 feet to
the POINT OF BEGINNING. -
Less and except the following parcel of land: Beginning at the aforementioned
intersection of the Westerly right-of-way line of the Intracoastal Waterway with
the North line of said Section 8; thence South 04.43'26" East along the West
right-of-way line of the Intracoastal right-of-way line (the West line of the

Beginning at the intersection of the North line of said Section 8 with the East
right-of-way line of Prosperity Farms Road as shown on the Palm Beach County,
Florida Engineering Department Right -of -Way Map for Prosperity Farms Road,

County, Florida, said intersection being 105.01 feet East of the North -South
quarter section line of said Section 8 as measured along the North line of said
Section 8; thence South 88°08'06" East (assumed bearing datum) along said
